A failing walkway coating was letting water through to the units below. The strata needed it fixed without closing resident access for days on end.

The problem
The original traffic coating on the walkway had reached the end of its service life. It had worn through at the turns and along the drip edge, and water was tracking down through the slab into the units underneath. Patch repairs had stopped working — once a coating is failing across its whole area, patching only buys a season.
The strata's constraint was access. This was the only route to [number] units, so it could not be fenced off for a week while a conventional coating cured.
What we did
- Removed the failed coating back to sound concrete and ground the surface to profile.
- Repaired spalled concrete and re-formed the slope to the drains so water leaves the deck instead of sitting on it.
- Treated the perimeter, upstands and drain penetrations first — that is where traffic coatings almost always fail.
- Spray-applied a polyurea membrane in a single continuous pass, with no seams for water to find.
- Broadcast an anti-slip aggregate into the surface and sealed it with a UV-stable topcoat.
The result
Polyurea cures in minutes rather than days. Residents were walking on the finished surface the same day it was sprayed, and the walkway was fully back in service [timeframe to confirm].
The leak into the units below stopped. The new membrane is a single monolithic sheet bonded to the deck, so there is no lap or joint for water to work through.
